       Know all men by these presents that I Henry H. Downing of Fauquier County and State of Virginia for and in consideration of the sum of three hundred dollars to me in hand paid by Edward Smoot of Fauquier County and State of Virginia at and before the sealing and delivery of these presents the receipt whereof I do hereby acknowledge have bargained, sold, granted and confirmed and by these presents do bargain, sell, grant and confirm to the said Edward Smoot a certain parcel of property, namely two feather beds $15 each, two as do @ $20, one ball horse fifty dollars, one bay horse twenty five dollars, six wheat stacks supposed to be one hundred and fifty bushels, one milch cow 15 dollars, 1 bay colt twenty five dollars, one desk twenty dollars to have and to hold the said property above mentioned to the only proper use and behoof of the said Edward Smoot, his executors, administrators and assigns forever. And I the said Henry H. Downing for myself, my executors and administrators the said property to the said Edward Smoot, his executors, administrators and assigns against me the said Henry H. Downing, my executors, administrators and assigns and against all and every other person and persons whatsoever shall and will warrant and forever defend by these presents. In witness whereof I have hereunto set my hand and affixed my seal this 9th day of May eighteen hundred and twenty.

Fauquier County - We Baldwin Bradford and Joseph Blackwell, magistrates of the said county do hereby certify that Henry H. Downing, party to the within conveyance, hath duly acknowledged the same before us on the 28th day of August in the year 1820 and desired us to certify the said acknowledgement to the clerk of the County Court of Fauquier in order that the said conveyance may be recorded, as witness our hands and seals.

At a Court of Quarterly Sessions continued and held for Fauquier County the 30th day of August 1820.
       This agreement between Henry H. Downing and Edward Smoot was produced to the court, and being duly certified to have been acknowledged by the said Henry H. Downing before two Justices of the Peace of Fauquier County to be his act and deed, is ordered to be recorded.
