This Indenture made this 25
th
day of February in the year of our Lord eighteen hundred and seven between John Rea of the County of
Culpeper and State of Virginia of the one part and Leonard Smoote of the said county and state
aforesaid of the other part. Witnesseth that the said John Rea hath for and consideration of
the sum of twenty five pounds current money of Virginia to him in hand paid by the said Leonard
Smoote at or before the sealing and delivery of these presents, the receipt whereof they do hereby
acknowledge, and thereof acquit and discharge the said Leonard Smoote, his heirs, executors and
administrators by these presents have granted, bargained and sold, and by these presents do grant,
bargain and sell unto the said Leonard Smoote, his heirs and assigns forever a certain tract or lot
of ground lying and being in the County of Culpeper and town of Washington

o 2. Together with all
the profits, privileges and advantages to the same belonging or in anywise appertaining, and the
reversion and reversions, remainder and remainders, rents, issues and profits, to have and to hold
the said lot and premises with the appurtenances unto the said Leonard Smoote, his heirs and assigns
forever. And the said John Rea covenants, for himself, his heirs, executors and administrators to
warrant and forever defend the said lot and premises with the appurtenances unto the said Leonard
Smoote, his heirs and assigns forever free and clear from all encumbrances and from the claim or
claims of the said John Rea, his heirs, executors or administrators and from the claim or claims
of all and every person or persons whatsoever. In witness whereof we have hereunto set our hands and
seals the day and year above written.

This Indenture of Bargain and Sale from John Rea to Leonard Smoote
was proved by the oaths of John Jett, Ralls Calvert and John Smither, three of the witnesses
thereto and ordered to be recorded.
